Summary:
Tending the Soil MN represents the mission-aligned partners of the Rise Up Center (RUC), a transformational economic development hub at 2828 Hennepin Ave, Minneapolis, MN. The center will focus on BIPOC workforce development in green building, clean energy, and other sectors, offering union jobs with competitive salaries, benefits, and safe working conditions.
As the Project Coordinator, you will play a critical role in managing the day-to-day operations of the building, coordinating with contractors, and assisting in the physical development process. In the future, this role may evolve into a full-time Property Manager position, overseeing the ongoing maintenance and management of the building.
Role Overview:
In the immediate term, the Project Coordinator will manage contractor relationships and facilitate communication among stakeholders to ensure the smooth development of the Rise Up Center. This role will eventually expand to include broader responsibilities around property management, assuming many of the day-to-day duties currently handled by leadership. The successful candidate will work closely with Greg Nammacher, providing direct support as the organization anchors the building’s operations and development projects.
Key Responsibilities:
Building and Contractor Management (40%)
Manage contractors, including NEOO Partners (real estate project manager), Stantec, and others, ensuring that work is progressing on schedule and within budget.
Put projects out for bid, define scopes of work, and negotiate pricing with contractors.
Review, approve, and finalize contracts and invoices in collaboration with the fiscal sponsor or LLC as necessary.
Oversee the daily operational needs of the building, coordinating with service providers such as maintenance, security, and parking.
Track building maintenance schedules, ensuring preventive maintenance and necessary repairs are completed in a timely manner.
Stakeholder Communication and Coordination (40%)
Serve as the main point of contact between contractors, owners, and stakeholders, ensuring clear and timely communication.
Assist in preparing agendas, meeting notes, and schedules for owner and stakeholder meetings.
Identify decision-making points and escalate them to the appropriate parties.
Manage shared project documentation, keeping all files organized and accessible for stakeholders and leadership.
Future Property Management Responsibilities (Potential Growth; 10%):
Oversee the day-to-day operations of the Rise Up Center once construction and development are complete, managing building services, utilities, and tenant relations.
Develop systems for ongoing building management, including preventive maintenance, tenant service coordination, and compliance with local regulations.
Ensure that the building remains financially sustainable by monitoring expenses, tracking budgets, and identifying cost-saving opportunities.
Additional Responsibilities (10%):
Staff Support: Provide direct support to Greg, assisting with project management and helping anchor building operations during the transition.
Risk Management: Identify potential project risks and work with leadership to implement solutions.
Project Progress Tracking: Monitor timelines and milestones, ensuring regular updates are provided to stakeholders.
Stakeholder Engagement: Maintain positive relationships with stakeholders and partners, promoting a cooperative working environment.
Preferred Skills & Experience:
Project Management: Experience in managing construction or real estate development projects.
Property Management: Knowledge of building operations, maintenance, and tenant relations, with the potential to grow into a full-time Property Manager role.
Financial Literacy: Familiarity with budgeting, contract management, and tracking expenses.
Communication: Strong verbal and written communication skills, capable of liaising with contractors, tenants, and stakeholders.
Adaptability: Ability to shift between project coordination and building management as the role evolves.
Experience working in communities that are low income and multi-racial. Bilingual in english and spanish is a strength.

Day in the Life of a Project Coordinator:
As the Project Coordinator, you start your day by checking in with Greg, aligning on immediate priorities and any updates from contractors. After this, you dive into contractor communications, checking progress on the building’s maintenance, security, or physical development projects. You also touch base with NEOO Partners to review upcoming milestones, ensuring deadlines are met.
Throughout the day, you assist with ongoing contractor management, negotiating bids, reviewing contracts, and tracking payment approvals. You also maintain the building’s daily operations, scheduling maintenance, responding to tenant concerns, and keeping track of repairs and upgrades. Regularly, you meet with stakeholders and tenants, ensuring that their needs are met and that the building remains a welcoming and functional space.
As the afternoon winds down, you focus on organizing files and preparing for an upcoming owners’ meeting, where you will present updates and discuss key decision-making points with leadership. Your day ends by providing a summary of progress to Greg, ensuring that you’re both ready to tackle any upcoming challenges.
